Home Buyers with Disabilities - This need not be a challenge for the Buyer

The times I have been able to assist home buyers with disabilities have always been very rewarding. All our customers deserve the care and attention of the agent but when someone may for example be less mobile I will always strive to preview homes ahead of time to rule out properties where the access may be difficult or less than optimal. Here in Central Florida we don’t have the issues of steep slopes and hilly terrain but that is not to say that every home is easily accessible.

It is always important to budget for a home and know what requirements a buyer may have. For this reason I like to meet my buyers ahead of time to discuss the various options open to them as well as ensure that they are prequalified with a lender. It is important to openly discuss the costs of retrofitting a property to meet the needs of a disabled person and in the case of new construction discuss this with the home builder. Some builders make it easy to make changes and others are less flexible. 

Modern homes are often very open and have interior walls which are not necessarily load bearing. In such properties changes can be made relatively easily. The modern floor plans can also make it easier for a disabled person to be part of everything going on. Homes with elevators and large bedrooms and bathroom, open dining areas and great room, kitchens with spacious islands are ideal for such buyers. 

There are grants and support for home buyers with disabilities available. There are also potential reductions in property taxes etc. Obviously as an agent I will be asking questions about this and assisting in ways I can. I am not beyond calling a city to check on the status of a permit and ensuring that where possible things are expedited.

As far as the tours and property searches are concerned I will preview properties as well as bring contractors along to discuss options regarding remodeling.

With buyers who are less mobile it is important to ensure that the timing is looked at seriously, if you have to exit a vehicle and this is a more time consuming process we don't want to be waiting around unnecessarily for an agent or a representative in the sales center. We want to ensure that we make this a good experience.
