Home Buyers with Disabilities - This need not be a challenge for the Buyer

The times I have been able to assist home buyers with disabilities have always been very rewarding. All our customers deserve the care and attention of the agent but when someone may for example be less mobile I will always strive to preview homes ahead of time to rule out properties where the access may be difficult or less than optimal. Here in Central Florida we don’t have the issues of steep slopes and hilly terrain but that is not to say that every home is easily accessible.

It is always important to budget for a home and know what requirements a buyer may have. For this reason I like to meet my buyers ahead of time to discuss the various options open to them as well as ensure that they are prequalified with a lender. It is important to openly discuss the costs of retrofitting a property to meet the needs of a disabled person and in the case of new construction discuss this with the home builder. Some builders make it easy to make changes and others are less flexible. 

Modern homes are often very open and have interior walls which are not necessarily load bearing. In such properties changes can be made relatively easily. The modern floor plans can also make it easier for a disabled person to be part of everything going on. Homes with elevators and large bedrooms and bathroom, open dining areas and great room, kitchens with spacious islands are ideal for such buyers. 

There are grants and support for home buyers with disabilities available. There are also potential reductions in property taxes etc. Obviously as an agent I will be asking questions about this and assisting in ways I can. I am not beyond calling a city to check on the status of a permit and ensuring that where possible things are expedited.

As far as the tours and property searches are concerned I will preview properties as well as bring contractors along to discuss options regarding remodeling.

With buyers who are less mobile it is important to ensure that the timing is looked at seriously, if you have to exit a vehicle and this is a more time consuming process we don't want to be waiting around unnecessarily for an agent or a representative in the sales center. We want to ensure that we make this a good experience.

It's Inspection! Time What do we do?

Your home is under contract and the buyers are having an inspection today.

What do you do?

1.)The Home Should be Empty of Owners

This is a great opportunity for a buyer to get acquainted with their future in detail. The inspector can explain details of the home to the future buyers.
It is OK to have your agent attend the inspection. That is something I try and do for both my buyers and sellers.

2.)Is everything in the home in working order?

Rather than hide the fact leave a note and let the inspector know. No need to pull
the rug over it! I have seen seller's cover a damaged floor with an area rug! It was found and the seller looked like they were hiding more. The inspector is going to find the items which don't work so be honest and disclose.

3.)Replace Light bulbs and batteries in smoke detectors

The less there is to find the better the report is going to look overall. Obvious items like smoke detectors, light bulbs and missing screens are going to make the list of items the inspector finds a lot shorter. It's better to have a shorter list than a longer list. Let's face it if you are selling the house as is and there is just one item on the list it is much easier for you to blow that one away.

4.)Remove or Crate Pets

There is nothing worse than a dog playing around or barking at an inspector.
Crate them or take them out with you and ensure that your future home buyer and inspector aren't scared or irritaed by your pets.

5.)Clean the oven and stove top.

The inspector is going to turn it on and needs access to the surface as well as the inside. Don't use the oven as shoe storage. This is not New York but we have seen some strange uses for ovens in Florida too. The inspector does not want to set off the pesky smoke alarm.

6.)Clear Access to Areas the Inspector will need to access

Hallways
Crawl Spaces
Garage
Closets
Panels

Keep these areas decluttered and easily accessibe. If you are moving and have started to pack boxes. Make sure the boxess are not blocking access to areas which need inspection. Packing boxes up in front of a mould patch is not the right thing to do.

7.)A/C
Replace your A/C Filter.

8.)Septic Tank - Where applicable
If your septic tank is being inspected clear the area around the lid and make it accessible.

9.)Utilities
Make sure the utilities are turned on. This applies to both a lived in as well as an empty property.

10.)Clean the home Inside
Make sure there are no insects etc running around, sweep, mop, brush and keep the home tidy

11.)Yard

Trim the bushes and shrubs. Ensure that gutters are free of debris.

All set for the home inspection. Let's hope it's in great shape and there will be no issues to renegotiate.
